kls By the end of the first half of 2016 offer's volume in the market of business class and premium class new buildings was respectively 1,1 million sq.m and 195 800 sq.m. It was announced by the report of the Colliers International - International consulting company. Experts of the consulting company note decrease in rates of a conclusion to the market of new projects in comparison with last years. Active demand has led to delay of growth rates of offer's volume in the market. In view of high consumer activity in the first half of 2016, the small increase in prices was recorded.

Volumes of input of office areas demonstrate delay of speed of construction: the area of the objects put into operation within the II quarter was 111,8 thousand sq.m - almost twice more than first quarter (63,1 thousand sq.m of office space), however in annual dynamics was 16% less in comparison with the II quarter of 2015. According to demand, the situation in the market in the II quarter was more positive, than at the beginning of a year. The volume of the rented and bought office space has increased by 50% (243 thousand sq.m).

Following the results of the first half of 2016, the total amount of warehouse spaces in the Moscow region is 12,2 million sq.m, a share of vacant space - 11,3%. The average rate of annual rent in a class “A” remains at the level of 4000 ruble/sq m. In view of reduction of volumes of speculative construction by the end of the year, Colliers International predicts a decrease of vacant warehouse space.
